Guide to Industrial Property Financing in Penang & Malaysia
1. Margin of Finance (MOF) for Factories Unlike residential housing loans (which often secure 90%), industrial property loans generally command a lower margin depending on the asset type and borrower profile:
Investment / SME Loan: Typically 70% to 85% for standalone factories or semi-detached units.
Owner-Occupied (MNC/Corporate): Can range up to 85% – 90% for companies with strong track records.
Impact: A lower MOF requires a higher Cash Downpayment, impacting the initial capital outlay for acquiring industrial land or ready-built factories.
2. Commercial Loan Tenure The repayment period for commercial and industrial financing is typically shorter than residential mortgages.
Maximum Tenure: Usually capped at 20 to 25 years (or up to age 70 of key directors).
Strategy: While a shorter tenure increases the monthly installment, it significantly reduces the Total Interest Payable over the life of the loan.
3. Interest Rates & Calculation This calculator uses the Amortization (Reducing Balance) formula with Daily Rest interest calculation, the standard for commercial term loans in Malaysia.
Rates: Interest is typically pegged to the bank’s Base Rate (BR) or Cost of Funds (COF) plus a spread (e.g., BR + 1.5%).
